One of the first things I recommend to first-time buyers is finding out what homebuyer assistance programs you may qualify for before you start shopping.
There are several programs that may help with down payment and closing costs, including Florida Housing programs and local assistance programs here in the Pensacola area.
One program you may have heard of is Florida Hometown Heroes. Depending on eligibility, qualifying first-time buyers in certain workforce occupations may be eligible for down payment and closing-cost assistance, along with a competitive first-mortgage interest rate. The current program can provide up to 5% of the first mortgage amount, with a maximum of $35,000, subject to program requirements and available funding.
There are also other local programs that often have funding available for first-time home buyers that meet requirements.
These programs have specific requirements, income limits, funding limitations and other guidelines, so talking with a lender who is familiar with them is an important first step.
